Your commercial grade liquid-cooled Orchid House air conditioner and heat pump requires regular preventative maintenance.  Trained Professionals will replace the Air filters high up in the attic space, behind the metal covers, and flush out the coolant with clean coolant.  

Only a hand full of air conditioner and heat pump service people are trained in liquid-cooled commercial A/C preventative maintenance and repairs.

In the event of a failure of your mailbox lock, replacement locks are available for purchase at Ace Hardware, Home Depot, or a similar store.  This is a do-it-yourself type repair for most owners, or their handy friend, using simple tools. Our building janitor can do also this mailbox lock replacement, for a reasonable fee.

To avoid any back up, it is recommended that ALL sewer turn outs be scoped and water jetted annually if possible. When able, we will recommend a company to perform this service. At minimum, please have your drains “scoped” to look for build up. Sewer pipe build up flooding has occured in the building and can be EASILY avoided with annual maintenance.

To keep your unit leak free, be mindful of the following. Arizona has hard water and the mineral build up can be corrosive and flow restrictive. Please have the water lines, connections/seals checked annually on your sinks/faucets, refrigerator, ice maker, washing machine and washer box. Additionally, have the wax ring under toilet checked annually.

With economy in mind, Orchid House external window cleaning is currently a once annual scheduled event, per our Board of Directors.  Budgeted at about $4000 dollars, for the entire Orchid House.  

At some point you will likely need to connect, troubleshoot or disconnect internet service. ALL lines from the outside will come into the A/V control room located on your floor,  near the trash shoot. Your internet tech will be able to access the individual line running to your unit from the media closet. To gain access to the media closet on your floor, you will need to contact team security to come unlock, Team Security 602-549-8326.
