Our Orchid House Building has a wide variety of owners and tenants, and we greatly encourage a spirit of community and caring, so we suggest that everyone should please consider and follow these Good Neighbor protocols.

In order to minimize the number of unregulated Delivery People walking our hallways, please meet freelance people delivering food, grocery, and other one-time items in the Lobby.  Credentialed Delivery personnel from USPS, FedEx, Amazon, Target, et al will naturally continue to deliver packages directly to your door.

There are no breed restrictions specifically mentioned in the CC&Rs but it is expected that pet owners recognize the unique / high traffic of our building and area. Please make sure your animals are ‘socialized’ as they will be in contact with many people and other animals. As a reminder, not everyone coming or going from the building is a resident and may not be expecting to see animals in the common areas. Be courteous, have your animal leashed at all times and when entering an elevator that already has occupants ask if riding with a dog is OK. ALL pets (indoor as well), must all be registered with the Property Manager (kinney management).

Please return the Shopping Carts to their proper locations, the recycling rooms and the B2 Parking Garage, as soon as you are finished with them.

Please be very cautious and restrained of Anyone you give your elevator code to.  And always be vigilant and aware of your surroundings, and we very much recommend locking your door.  Only very rarely, Criminals have tailgated residents through the lobby door, and once on the elevator, up to their floor. 

All private residential and commercial buildings are vulnerable to trespassers, including our Orchid House Building.  Team Security personnel are very happy to walk you to the front lobby door, and Team Security can be reached 24-7 at 602-549-8326.  If you perceive that you are in danger, please call 911, so the Tempe police can respond - their headquarters is adjacent to the Orchid House.

Loud noises from homeowners, commercial and residential people, are rarely a problem at the Orchid House lofts.  If your neighbors are loud, please have a friendly chat with them. We all want to be a good neighbor, afterall. If an area bar or restaurant violates the city of Tempe Noise Ordinance, then call Tempe Police, using their non-emergency number 480-350-8311.

Orchid House Loft owners who are located adjacent to each elevator shaft can actually hear every conversation in the elevator. Please use your indoors voice.

Your Orchid House neighbors can actually hear your hallway conversations and any slamming of doors. Please be respectful of this, and close your door quietly, and soften your hallway conversations, especially late at night, or early in the morning.

Although always Locking your Doors is a personal decision, we strongly recommend that your doors are locked.  Please be aware that unauthorized people, transients, and potentially criminals can and will access the building unlawfully, and may even follow you up in the elevator to your floor. This scenario has occurred, only rarely, in our building.  All private residential and commercial buildings are vulnerable to trespassers, including our Orchid House Building
