Because of the unique mixed-use commercial & residential zoning of the Lofts at Orchid House, insuring your property is critically important. The minimum requirement for each Loft is $1M in general liability, naming the HOA as additionally insured.
Please refer to Updated CC&Rs (2017 addendum) to verify you are meeting the building requirements for Home Owners, Commercial Owners, and Renters). Your overall level of coverage will vary depending on your individual use.
We kindly recommend having your insurance agent visit your Loft to review their recommended levels of coverage and definitions with you, about once each year. Naturally, it’s every Loft owner’s responsibility to determine the proper levels of coverage.
Importantly, you may not realise that flooring is not considered structural by many insurance companies. Because of the floating floor construction, your flooring is actually considered property by several insurance companies.
As part of your monthly dues, the HOA maintains coverage on all common areas of the Orchid House building, such as hallways, lobby, stairwells, and the like.
