Shut off valves for your Hot and Cold water pipes leading into your Loft are typically located directly above your front door, above a metal access panel, inside your Loft. An 8 foot step ladder is needed to access these hot and cold water shut off valves, two lever shaped handles.  Move both handle 90 degrees from the direction of the water pipes. An Emergency Plumbing Service may be better suited to turn off these water valves, although owners with the ladder, or a neighbor with a ladder, they may be able to do this for you as well.

If the source of the water leak is thought to be outside your Loft, or coming from above your concrete ceiling, please call Kinney Management immediately.  Mike Wallen of Kinney Management at 480-820-3451 ext. 404. An actual person Answering Service will pick up the phone during evening and weekend hours, and when you state the emergency water leak, they will quickly call Mike, who will then quickly return your call.

There are additional Orchid House hot and cold water shut off handles for your entire floor, usually located near the elevator lobbies, and these handles are accessible only to Kinney Management and their Emergency Plumbing Contractor.

The water shut off handles for the entire Orchid House building are located on the rooftop, which is accessible only by Kinney Management, they have the key. The overall Brickyard on Mill Management company also has a key, and Colliers can only be reached by calling Team Security at 602-549-8326. Owners are not permitted on the rooftop for insurance reasons.

In the event of a fire alarm, please leave the building immediately, via the stairways. The Tempe Fire Department will respond, and they will advise everyone when it is safe to return.

The elevator alarm rings only inside the elevator, so it does not notify anyone.  There is an emergency phone inside each elevator, to call for assistance, if the elevator becomes stuck.

If any trespassers in the lobby or hallways are harmless, call Team Security at 602-549-8326 to have them removed.  For safety reasons, do not intervene with trespassers yourself. If the trespassers appear to be harmful, call 911 immediately, so Tempe Police can respond. Tempe Police are headquartered next door.

Some suggested methods to possibly prevent criminals from following you through the lobby door and into the elevator, and then up to your floor, are three fold. First, have a plan and be aware of your surroundings. Second, call Team Security slightly in advance at 602-549-8326 and they will gladly escort you to the lobby door, and wait there until the elevator doors close. Third, wait next to the elevator door Fire Alarm handle until the lobby door shuts, and be prepared to yell for help and quickly pull the Fire Alarm handle if you are in danger of assault.

Orchid House Security Cameras are located in the lobby, hallways, and the B2 parking garage. These cameras are not monitored, rather they are later used in evidence should a crime occur. Team Security personnel also wear body cameras.

There are individual Lobby and Elevator codes given to each Orchid House Loft owner. There is also a specific elevator code for each floor.  There is also an elevator code for the entire Orchid House, floors 3 to 7, primarily used by the janitor and Kinney Management company. If you forget your lobby door or elevator codes, please contact Mike Wallen of Kinney Management, at 480-820-3451 ext. 404.

As an Orchid House owner, your elevator key fob provides access to all floors 3 to 7.  After 9 pm, this elevator key fob is required to use the elevator.

To replace a lost or missing B2 parking key card, please call Brady LastName, he manages the entire Brickyard garage, at 480-363-1574.  Brady’s office is located in the APS building, located just south of the Mill Ave AMC 14 Movie Theatre parking garage.
